Interior & Permit Package — $1,400 Flat Fee
Interior remodel with a clear scope? This package delivers permit-ready plans fast.
Perfect for kitchens, living rooms, or small additions under 500 square feet.
Includes:
Existing and proposed dimensioned floor plans (interior-only scope)
Code compliance review and adjustments as needed
Permit-ready drawing set suitable for city submission and contractor pricing
Projects exceeding 500 square feet or requiring exterior work will be quoted separately or fall under the Advanced Package.
Advanced
Design Permit Package — $2–$4 SqFt
For larger or more complex projects — complete design, complete confidence.
Whether you're adding square footage or reimagining your home entirely, this package provides a permit-ready set of architectural drawings.
Includes:
Architectural drawing set (floor plans, exterior elevations, site plan, sections, details, etc.)
Structural coordination (if needed)
Mechanical, electrical, and plumbing coordination (if needed)
Guidance throughout the city permitting process
Optional contractor coordination during bidding
Pricing depends on project size, scope, and complexity. A custom proposal will be provided after our initial consultation.

Schematic Design
Schematic design is where ideas begin to come to life. Based on the programming phase, we explore multiple layout concepts and design directions. This includes bubble diagrams, floor plan studies, massing models, exterior concepts, and early 3D representations.
The goal is to capture the overall feel and flow of the space, clarify spatial relationships, and establish a strong architectural direction. At this stage, we actively seek feedback from you to refine and iterate on the design before moving into detailed development.
Design Development
Once a schematic direction is approved, we dive deeper into the details. Design development involves refining architectural elements, selecting materials and finishes, and coordinating with consultants (such as structural or MEP engineers, when needed).
We resolve design challenges, adjust for constructability, and further define every component of the project. The result is a more accurate and realistic design package that serves as the foundation for construction drawings and pricing. This phase ensures the design vision remains intact while addressing real-world construction demands.
Construction Documents
This is the technical heart of the project—the highly detailed set of drawings, notes, and specifications that are submitted for permit, bidding, and construction. Our construction documents communicate everything a builder needs to know, from dimensions and elevations to materials, details, and code compliance.
Our documents are produced with precision, clarity, and consistency. Because of our municipal experience, we know what jurisdictions are looking for and how to minimize redlines or permit rejection. This step is vital in maintaining quality, ensuring legal compliance, and setting the stage for a successful build.
Construction Administration
Our commitment doesn’t stop once construction begins. During the build phase, we serve as your advocate—reviewing contractor submittals, answering RFIs (Requests for Information), making site visits, and ensuring the construction aligns with the design intent.
